Special Zoning Requirements
3 of the 5 community lands were purchased with specific requirements related to parking spaces. In accordance with the City’s agreement with LA Metro, the Triangle Lot, Heathercliff Lot and Chili Cook-Off Lot need to accommodate the following:
- Approximately 100 Spaces at Civic Center Way and Webb Way (APN 4458-020-015)
- Approximately 200 Spaces at Pacific Coast Highway and Heathercliff Road (APN 4466-021-028)
- Approximately 100 Spaces at 23575 Civic Center Way (APN 4458-022-011)
Technical Review Findings
The City has performed a technical feasibility review of each of the lands based on planning, geology, environmental health and public works considerations. Based on their evaluation, the following categories are not technically feasible on the lands below:
La Paz
- Commercial use (parking, business development)
- Community center (senior center, youth center, library, visitor center)
- Community pool/splash pad
- Housing (workforce and senior)
- Indoor theatre/arts center
- Outdoor amphitheater
- Sports courts (basketball, pickleball, tennis, bocci)
Triangle
- Commercial use (business development)
- Community center (senior center, youth center, library, visitor center)
- Community pool/splash pad
- Housing (workforce and senior)
- Indoor theatre/arts center
- Outdoor amphitheater
- Sports courts (basketball, pickleball, tennis, bocci)
- Any development that would require a vertical structure
All categories on the remaining three lands (Chili Cook Off, Heathercliff and Trancas) are technically feasible within certain environmental considerations. The full review for each of the lands is available here.
